We talked to Anastasia and found out how a resident of Belarus registered on Sutochno.ru, why short-term rent is closer to her than long-term rent, and what she does for demanding guests. You will find answers to these and other questions in the new interview.

Initially, we did not think about short-term renting, the idea was suggested by my husband. We love to travel and also rented housing turkey telegram data  during our trips. So we decided to try ourselves in daily renting. We agreed that if it does not work out, we will switch to long-term.

In 2019, we rented out an apartment using foreign services, we had not yet used Belarusian sites and Sutochno.ru. Everything was going well, the property was in the house next to ours. I was on maternity leave, so I met the guests and cleaned myself. Everything was going well.

In 2021, with the help of our parents, we expanded and purchased a second two-room apartment for rent. This is already an object on Filatova , in a residential area.

– What difficulties have you encountered over these 5 years and how have you solved them?

During the coronavirus of 2020, we switched to Belarusian sites, the focus was already on Belarusians. If before, most of the then it may be time to consider  visitors were foreign citizens, now they were locals and guests from China.

There were also difficulties in 2021-2022, when we went into long-term lease for six months and rented out both apartments to the Chinese. It didn’t work out in the short term, because of the small number of people it became unprofitable.

Unfortunately, at that time there was no opportunity to access Russian market websites, like yours and similar ones. By the way, this still remains a problem. Self-employed Belarusians are not allowed to register on some websites. You initially had support, and it was possible to present documents for an apartment without problems. And some still do not allow self-employed people to register, only legal entities.

– You appeared on Sutochno.ru in March 2022. Why did you choose us?

 

– When the borders opened, Russians started home united kingdom email database  coming to Belarus. We saw how difficult it was for them, because they contacted landlords through Belarusian websites. Many tourists felt insecure, because not all colleagues conduct business in good faith. Some guests booked accommodation by phone from an ad and were deceived. When we started to promote more actively through your site, such cases became less frequent. We have now reduced advertising on Belarusian sites to a minimum, because there is enough work with Sutochno.ru. There is more employment, Russians are actively booking through your site and mobile application. They have a guarantee in the form of prepayment, the process is officially registered, and not verbally over the phone.

– When did you open a new facility on Kalvariyskaya?

– After the Covid restrictions were lifted, my husband and I monitored the market and saw how quickly the center was filling up and how much it cost to live there. That’s why in 2022 we sold the very first apartment near our house and bought real estate in the center. This is exactly the apartment on Kalvariyskaya near the Frunzenskaya metro station.

– What rents out better: apartments on Kalvariyskaya or a 2-room apartment on Filatova? What is the difference between the properties?

– You can’t guess. Of course, an object in the center sells a little better. But everything can depend on the year, time and even day of the week. Because sometimes booking in the center is more difficult. And in a residential area it’s the opposite: for example, an apartment on Filatova is closer to the airport. It’s not convenient for everyone to go to the center at night and check in there. There are many factors.

– How do you determine the cost of living in your properties?

– My husband deals with pricing issues. Naturally, we monitor other ads, see where and how busy they are. When there are openings left, we slightly lower the price relative to competitors in the area in order to still occupy the property. Less is more, as they say.
