“I was trying to find my niche”

Little by little, I started thinking about what to do. I wanted to find my niche, leave medicine and live the way I dreamed of. – How did your preparation take place?

– What difficulties did you encounter at first?

Scaling: apartments and country houses
– You have 8 properties on Sutochno.ru. When did you realize it was time to scale up?
– In 2019, when there were enough guests, new ones started asking to come to me. There was no place to accommodate them. It became clear that we needed to gradually scale up.
It is important that I did not fill up apartments without guests. This is a mistake of many “daily renters” and new landlords. They think that they will fill up 12-20 apartments, rent them out and live! In my opinion, this is wrong. Eating an elephant one piece at a time. When you have acquired a sufficient number of guests, and they come back to you, this is a very good sign. That is when it is worth scaling up.
In January 2019, I rented an apartment in the Bolshoi residential complex. Then I bought two more. During the coronavirus epidemic, some of the owners of the apartments I sublet did not want to make concessions on payment. Then I had to give up three apartments. By that time, my family had already believed in me, they realized that the daily business is serious. Then my husband himself suggested that I take out a mortgage on another apartment in Bolshoi.
– Among your properties there are 3 houses. At what point did you decide to rent them out?
– We had our own dacha on the coast near Gelendzhik. On the territory there was a metal trailer, a luxurious barbecue area and a gazebo. In February 2022, I suggested to my husband to build a house or a hotel for vacationers here. The hotel would require a lot of financial investment, at that time the amount was unaffordable – 10 million rubles. I didn’t want to borrow money.
